September 05, 2023

Heath Melton, President of the Phoenix Region of Howard Hughes® overseeing the development of Teravalis, was recently featured on Mac & Bleu, a podcast devoted to the intersection of construction, economic development, and emerging technology to discuss his involvement in and vision for this groundbreaking master planned community. Heath addresses how Teravalis will be more than just a new development; it will be a holistic community that unites innovation with an environmental stewardship mindset to create a place connected to the earth and designed for meaningful human connection.

In this episode, The 50 Year Plan: Developing a Legacy with Heath Melton, Heath and host JJ Levenske discuss Heath’s impressive professional and military background and the perspectives from his past that will help shape the future of Teravalis, from thoughtfully embracing technology to setting the standard for sustainability in the Phoenix metro area, as well as how Teravalis sets itself apart from other master planned communities nationwide. Give it a listen to learn even more about our latest Arizona community or read more about the topics and themes of their conversation explored below.

A Respect for the Land Through Sustainability

Teravalis is derived from two Latin words. Terra, meaning land, and valles, meaning valley. Put all together, it created The Land of the Valley. We chose a name that not only describes the vibrant environment of our community but also helps tie our homeowners to the natural beauty surrounding them. But respect for the land comes down to more than a name. Teravalis will act as a community that exists alongside nature. This means that embracing the desert surroundings will come first and foremost through water conservation initiatives that protect our vital resources, thoughtful landscaping that nets an absolute minimum environmental impact, and more. Teravalis will also include several sustainability initiatives like water reclamation plants that process gray water and reuse it to irrigate common spaces and recharge underground aquifers.

Dedication to Open Green Space

At least 20% of Teravalis will be dedicated to open space including a natural trail system, community parks, and more. This helps to further connect residents to the natural beauty of the desert and allows them to lead more active lifestyles that have been known to improve their quality of life. Teravalis is between the West Valley’s White Tank Mountains and Belmont Mountain range, which provides a variety of hiking and stunning views.

We also work with local Wildlife Conservation organizations to ensure our community doesn’t infringe on local wildlife and impede their ability to move throughout their natural habitats.

Working with state and municipal stakeholders, we can ensure that upcoming transit routes, like Interstate 11 and the 505, provide residents with access to the greater Phoenix area while still accommodating the local wildlife.

Partnering With Key Homebuilders

Howard Hughes takes a data-driven approach to understand the needs of prospective residents. That data allows us to produce model homes that offer everything our residents need at a price point that works for a range of income earners.

Our presence in major housing markets like Houston and Las Vegas has resulted in strong partnerships with the world’s best builders. As trusted and capable as these builders are, we make sure to work with them every step of the way to ensure each of our homes meets the strict quality standards our homeowners expect.

Beauty in Diversity

While consistency is always essential in homebuilding, Teravalis believes that people are unique, and they deserve a home that reflects their personal style, taste, and lifestyle.

In our continuing dedication to preserving value across generations, Teravalis will include a diverse range of products that reflect current trends and consumer sentiment. This will ensure that homes built today don’t look identical to homes built ten years from now.

We do in-depth market studies to understand what current homebuyers are looking for in a home, including square footage needs, architectural styles, colors, smart home technology, and more.

Unparalleled Amenities

Beyond delivering a diversity of homes, we will also maintain a community culture that provides the quality of life people desire most. Of course, a large part of this is our commitment to open spaces, but we believe community amenities can bring so much more. Teravalis will feature an amenity class that reinforces a culture of Live, Work, Play:

  • Live. We do this by providing quality homes that meet the lifestyle needs of our residents.
  • Work. One of the main goals that sets our communities apart from others is our focus on creating one and a half jobs for every home in our communities.
  • Play. This means providing a large selection of shopping, dining, retail, and entertainment that keeps the community connected and engaged.

Commitment to Generational Growth

Taking a page from Howard Hughes’ other communities, Teravalis will offer advanced educational opportunities for people of all ages, from pre-kindergarten to advanced degrees. Our goal is to provide a wide selection of educational facilities to give residents a choice in their education, whether they prefer private schools, charter schools, or award-winning public schools.

We believe it’s our duty to develop and maintain an educated workforce to help grow and support future community leaders. After all, our future leaders will continue to bring high-paying jobs to Teravalis and continue to bring that generational level of value our communities are so famous for.

Enhancing Life Through Technology

Teravalis will be on the cutting edge of technology, not the bleeding edge. When we’re at the planning stage of our communities, one of our first considerations is providing a sustainable infrastructure. We meet with key consultants who specialize in creating efficient and effective cities that will positively impact people’s lives. Here are just some of the technological additions that will help to reduce our carbon footprint:

  • State-of-the-art traffic signals and sensors that help move the flow of traffic in the most efficient manner possible to reduce the number of emissions emitted into the air.
  • Streetlights that can provide data to the community that will improve street safety and provide the right amount of light when needed. These can help to lower energy usage by lowering the light when no one is around but can brighten as soon as they sense a walking pedestrian.
  • Wide-reaching fiber optic networks that provide enough bandwidth throughout the community to support work-from-home and streaming needs.
